The property

Grab these from the MLS listing, Zillow, or your own records. Estimates are fine — you can refine later.

The layout — where the hack hides

These four questions predict hackability better than anything else on the listing sheet.

Count every door to the outside — front, back, walkout, deck doors.

Wet bars, basement bars, and rough-in plumbing all count.

The lockoff plan

Could minor modifications — a keyed door, a kitchenette — section off part of this home as a private rentable suite? Two parts? Three?

Market rents

Suggested rents are based on bedroom count, kitchen setup, and your area. Override any number with local comps.

Suggestions assume long-term unfurnished leases. Short-term/furnished rents typically run higher where permitted.

Financing

Loans under 20% down include estimated mortgage insurance. All figures are illustrative — verify with your lender.
